The original owner agreed to sell the property (via a purchase-and-sale agreement with TLC) for $1.1M. After TLC’s $1.7M investment, the builder acquired it for $3.5M, resulting in a $700K gross profit ($3.5M - ($1.1M + $1.7M)). True Life Capital was able to orchestrate the transaction without directly owning the parcel, effectively controlling a $3.5M asset for an investment of $1.7M.
